Micawber Street

This significant mixed-use development involves the part retention, rebuild and extension of two Victorian warehouses to house artists’ studios, office space and a top floor live/work unit for our client. Our initial structural investigations showed the warehouses’ loadbearing masonry walls to be founded on soft, wet ground unable to sustain the proposed additional loads. By minimising new loading on the perimeter walls and developing an underpinning scheme driving steel piles through the existing foundation we allowed the majority of the walls to be retained and reused. Our proposed new internal steel frame allowed large span high quality office and studio space to be created.
